Utility services coverage

Canonical definition

Utility services coverage is property-policy wording that may address loss caused by interruption of electricity, water, communications, or other scheduled utility service away from the insured premises. It is not assumed from a general property declaration alone.

The location and cause of an interruption matter. In Northern Spy Food, the court evaluated off-premises utility wording alongside the policy’s food-spoilage provisions and flood exclusion. Treat utility service as an endorsement and schedule review: identify the service, the property location, the covered cause, and whether resulting income loss is separately addressed.
